How to Stain a Deck or Fence in Las Vegas

Las Vegas's extreme UV index (11+ from May through September) destroys unprotected wood faster than almost any other climate in the US. Decks and fences need restaining every 2 years here — versus 3 years in moderate climates. Here's how to do it right.

1. Plan Around the Weather

Las Vegas offers two ideal windows for exterior staining: March through May and October through November. Avoid staining when temperatures exceed 90°F — the stain dries too fast and won't penetrate properly. Morning applications are best for cooler, more consistent conditions.

2. Clear and Inspect the Surface

Remove all furniture and items from the deck. Inspect every board for rot, raised nails, splinters, and cracked or split wood. Use a screwdriver to test for decay — if it sinks easily into the wood, that board needs replacement before staining.

3. Clean the Surface Thoroughly

Power wash at 1,200 to 1,500 PSI to remove dirt, mildew, and old stain. Allow the wood to dry completely — at least 48 hours in Las Vegas's dry air. Never stain damp wood. Check dryness by pressing a paper towel to the surface — no moisture transfer means you're ready.

4. Sand if Needed

Sand with 60 to 80 grit sandpaper if the surface is rough, splintered, or has raised grain. Sand with the grain, not against it. Decks benefit from sanding more than fences do — the horizontal surface takes more foot traffic wear.

5. Apply the Stain

Use a high-quality UV-resistant stain rated for high-sun environments. Recommended brands: Cabot, TWP, and Armstrong Clark. Apply a second coat while the first is still tacky for better penetration and longer life.

6. Allow Full Cure Time

Stain is dry to the touch in 4 to 6 hours but needs 24 to 48 hours before replacing furniture and 72 hours before heavy use. Keep sprinklers off for at least 72 hours after application.
