The Las Vegas Summer Home Prep Checklist

No city in the United States puts more stress on a home than Las Vegas in summer. Daily high temperatures regularly exceed 110°F from June through August. UV index values hit extreme levels by 9am. The dramatic temperature swings between desert nights (75–85°F) and afternoon highs (110–115°F) cause materials to expand and contract constantly — cracking paint, opening stucco, warping doors, and degrading weatherstripping faster than almost anywhere else in the country.

The good news: most summer damage is preventable with the right prep done at the right time. Here's what to check, fix, and schedule before temperatures climb.

1. HVAC — Your Most Critical System

Your air conditioner will run nearly continuously from May through September. A system that hasn't been serviced is running inefficiently at best and on borrowed time at worst. In a 115°F Las Vegas summer, an AC failure is a medical emergency for elderly residents, children, and pets.

What to do:

• Replace the air filter. In Las Vegas, standard 1-inch filters should be replaced every 30–45 days during summer. Desert dust and pollen clog filters at 2–3x the rate of moderate climates. A dirty filter can increase energy use by 15% and accelerate compressor wear.
• Clear the condensate drain. A clogged drain causes water backup into the unit and eventually into your ceiling or walls. This is the #1 cause of water damage in Las Vegas homes during summer.
• Inspect the evaporator coil. Dirty coils reduce cooling capacity significantly. If your home takes longer than it used to reach the set temperature, the coil is likely the reason.
• Check thermostat calibration. An uncalibrated thermostat can add $50–$100/month to your NV Energy bill by cycling the system incorrectly.
• Schedule a tune-up in March or April — before the rush. HVAC contractors and handymen both book up in May.

2. Stucco Cracks — Seal Before Monsoon

Las Vegas stucco expands and contracts with the dramatic daily temperature swings, and cracks are inevitable over time. Small hairline cracks that look cosmetic become water infiltration points during the July–August monsoon season, leading to interior moisture, mold, and drywall damage.

What to do:

• Walk the perimeter of your home and look for cracks wider than a credit card thickness.
• Pay special attention to corners, window and door frames, and anywhere the stucco meets another material (wood trim, brick, metal flashing).
• Small cracks can be sealed with elastomeric caulk. Larger cracks need proper stucco patching to match the existing texture.
• Schedule stucco repair before June — monsoon season typically starts in early July.

3. Exterior Paint — UV Damage Compounds

Las Vegas receives more annual sun hours than almost any city in the US. Exterior paint that looks acceptable in March will look visibly faded and chalky by October after another brutal summer of UV exposure. If your exterior paint is approaching 5–6 years old, a fresh coat before summer protects the stucco underneath and locks in the color while temperatures are still manageable for painters.

• Choose a paint with UV-resistant pigments and elastomeric properties — important for stucco.
• Paint exterior surfaces when temperatures are below 90°F and humidity is low — spring is the optimal window.
• Check your HOA color approval requirements before selecting paint colors.

4. Cool Deck & Pool Area

Henderson and Las Vegas pool decks take extreme abuse in summer. Cool Deck coating protects bare concrete from reaching skin-burning temperatures (uncoated concrete can exceed 150°F surface temperature in direct summer sun) and provides a slip-resistant surface. If your Cool Deck is peeling, chalking, or showing bare concrete patches, resurface it before the swim season.

5. Weatherstripping & Door Seals

Gaps under exterior doors are one of the largest sources of cooling loss in Las Vegas homes. Hot outside air pushes in under doors all day when temperatures outside are 50°F higher than inside. Replacing worn weatherstripping on 3 exterior doors is a $150–$250 fix that can meaningfully reduce your cooling costs.

6. Window Caulking

Check the exterior caulk around all window frames. Cracked or missing caulk allows hot air infiltration and, during monsoon rains, water intrusion. Re-caulking windows is a straightforward repair that protects both your energy efficiency and your walls.

7. Interior — Get It Done Before It's Too Hot

If you've been planning an interior repaint, new flooring, or drywall repairs, schedule it now. By June, afternoon temperatures make it harder for paint to dry properly and less comfortable for crews to work. Spring is the best time to do interior work — comfortable temperatures, good humidity levels for paint adhesion, and better contractor availability before the summer rush hits.
